How it works

Four steps take a job from your first message to the final walkthrough, followed by how the work is priced.

From first talk to finished work

  1. Consult

You tell me what you need, and I visit or review photos.

For mid-sized and larger jobs, the visit comes first. Small, clear-cut jobs may be scoped from good photos.

  2. Written scope & price

Then you approve it in writing before work starts.

The scope names the work, the plan and the price. Nothing starts until you say yes.

  3. The work

Photo updates as the work moves along, and every decision in writing.

  4. Final walkthrough

I walk the finished work with you.

Pricing

  • Punch lists

Priced task by task, in half-day or full-day visits.

  • Larger projects

Priced from a clear scope, set out in phases, with options listed. We bring in experienced trades for the phases that need them.

  • Smallest job

A half-day visit, about four hours. That can be several tasks grouped into one day. A single small task is best grouped with a few others.

  • Visit first

For most jobs, the price follows a visit. Photos are enough only for small, clear-cut jobs.

  • Changes

If the work changes, I write up the change and its price, and you approve it in writing before that work starts.

  • Deposit

Any deposit is no more than one-third of the total price, or the actual cost of special-order materials that must be ordered before work starts, if that is more.

  • Contract

The work is done under a written contract.

See options in your space

  • This is an example of how I help you scope a project and see the impact of design decisions up front. During scoping or design planning, we compare options such as styles, colors and materials in visuals of your own space, so you choose with confidence before work starts. I may use an AI visualization tool on my side to prepare them.
  • Visuals help you choose. They are not drawings, quotes or promises of the final result, and any photos of your space are used only with your permission.

A visual like this is made during scoping, so you can see the impact of a design decision before work starts.
